Happy New Year!  I hope that your holiday season was filled with much joy and happiness and I wish you all the best in the new year ahead of us. 

In looking forward to the new year ahead, I want to talk briefly about the real estate market.  We are now over 4 years into the downturn that has been way too long and way to deep for anybody's comfort level.  I have not finalized the numbers from 2011, I will be posting those numbers on the blog in 2 weeks.  If you read my blog post on the 3rd quarter of 2011, you would have seen an increase in units sold in a couple of counties while others were slightly down.

I like to think of myself as an optimistic person but also a realist.  From what I have seen in the past year I think that we hit the bottom and are working our way out of the pit we have been in for so long.  Are the prices where we would like them to be?  If you are a seller, probably not.  If you are a buyer, you bet!!  Right now is such a good time to buy, there are still great rates and there is an inventory of homes that are priced really well.  I have seen some deals on homes in the past year where flipping is possible again, yes I said flipping.  If you are an investor and looking for a long term investment now is a great time to buy.  I built a 4-plex in 2006 and sure wished I would have held my money and waited to buy until now, the return on investment is so much better.
