Overall the real estate market in East Idaho is strong in 2018.  As shown on the attached table the market activity is below activity for the same period in 2017 but less than a 5% change.  Part of the reason for this is likely tied to the low inventory.  It has been my experience that buyers like to have more of a variety to look at before making a decision to buy, when they only have a couple options to look at they have a tenancy to get discouraged.  Some will still step up and buy while interest rates are still low, others seem to take a step back and not buy. 

It is a great time to be a Seller in our market, pricing is higher than it has ever been in most price ranges, overall the median sales price has increased by nearly 12% over the past year.  Days on market has dropped by over 15%, because of the low inventory when good homes come on the market and are priced accurately for the market they will sell quickly.
